For my wife and I, this was the first time having to sell a home. We set out to interview several realtors and pick one from the group. When we interviewed John Norris, we found him to be amiable and knowledgeable. He came over to the house, had us show him around while he made notes. Then we sat down for the “sales” pitch. What he presented to us we were not prepared for. He had done extensive research on our housing area, the comps, what was available to perspective buyers and then added the unique features of our home before offering a selling price. He explained the process thoroughly and answered our questions well. By the end of the first night he had put us completely at ease with using him to sell our home. Any time a question came up between my wife and I we would ask John and get his advice. He would either handle the situation himself or provide us with the answers and advice we were looking for.  John also offered services we never expected such as someone to stage our home, a professional cleaner, and the names of several general contractors who could take on the tasks that were too big for us. Our house sold in only 6 days and for was listed and sold for 8% more than the area market comps!  We set a new record for dollars per square foot in our neighborhood. When the buyers had a trouble with their appraiser supporting that amount, they had second thoughts. John referred an excellent appraiser who got the job done. John kept us informed and guided us through each step of the process. Needless to say, for our first home selling experience, John has set the bar high for the rest!  We have had friends and family remark that they’ve never heard of such a positive experience in selling a house. Hi, Neighbors:  My house was shown on 1st day it was placed on the MLS  and sold the next day. John Norris was our Real Estate agent in a time that was not the best time to list a home for sale, we had two other factors working against us, a down swing in the market, estimates lower than 20%, and we were victims of a violent crime in our home.  John showed us respect and dignity given our special situation and worked extremely hard for us during the whole process.  John was consistent is his messages and followed through with only occasional probing.  

 

To rate John against previous agents that we have had, we would rate him as superior to all. He has a genuine care and understanding and related well to our desires.  John was always willing to answer our questions and generally backed them up with market data. From our perspective, John knows and markets well within his segment and we tended to have more showings than those homes around us.  Attention to marketing details is critical in a dry market and John constantly “Got the Message Out.”

 

John also setup a regiment of bi-weekly open houses and came in with a Staging team to help us get our “Fit and Finish” superior to those we were competing against.  (Side rant…if you don’t use his service, you better stage yourself!) Every comment we had on our “Staged” home was that it showed much better than others we were competing with.  Ultimately our home sold and John’s dedication and commitment to us as homeowners was not only a positive, but he has a personal touch that not many agents can match. During the final stages of our sale, John delivered consistently and was organized and negotiated a good deal. John even had to carry some of the load from the other agent in ensuring that the sale went as smoothly as possible. John was able to deliver a sale to us in a dry market, on the down swing and added to that a high risk sale given the incident.
